Below is an outline of the different levels of RICS reports we can perform for you.

Valuation Report (RICS Level 1)
A valuation report, the most basic of the three report types, is a brief description of the property. The valuation provided is based on the market conditions at the time of the valuation. Valuations make specific assumptions for each property as the clients requires.
Suitable for: Shared ownership valuation, right to buy valuation, probate/inheritance tax valuation, matrimonial valuation, capital gains valuation, and portfolio valuations.

Home Mover Report (RICS Level 2)
The peace of mind report, the most economical report offered, is our most popular, containing common sense advice. This report provides a valuation and buildings reinsurance figure. It will comment on structural issues, damp, timber infestation, roof, walls and floors.
The survey will provide clients with advice for their solicitors and a general list of repairs and advice, should they choose to move forward with the property purchase.
Your home is a large investment and a survey will protect your interests. Remember, value equals condition.

Building Survey (RICS – Level 3)
Houses which are built before 1900 often require a building survey, also known as a Level 3 Report. In such a report, the surveyor will highlight property defects, causes and remedies. Significant and urgent issues are also identified. We discuss general requirements and building alteration proposals, often including a building pathology section.
This detailed report is specifically designed for older, larger properties and historical dwellings, providing a holisitic view essential for historic properties.
